The following information is from Gerri Holmes,  Vice-President of the Manatee/Sarasota Landlords Association who came to speak at one of our meetings.

A Landlord with hundreds of roofs to worry about found someone with a roof sealant that on a 3/2 house might be only $300, on a large building, duplex, $400-600! John Flaterty spoke at our Manatee Landlord meeting 12-13-12. I could not believe it.  It fills in the holes and leaks and expands. If we have to re-coat the roof every 5 years, even every year it is worth it. It would cost that much to pressure wash the building. The best color is sparkling white, but it can be tinted (doubles the cost) if there are neighborhood restrictions. http://www.roofshell.com explains most of it. The properties of shells, like egg shells, are a coolant and protectant. We think that John Flaterty is just getting started  now and in 1-2 years it will be more. The only problem is the mess it makes on the ground around the building. They use an acid which dissolves the shell. We make sure the tenants put all of their things away or far from the building. It even cools the roof/attic by 50̊, reducing electric bills. It kills mold on the roof too and you do not have to clean off the roof. He is doing a lot of one landlord’s roofs, who has hundreds of roofs to worry about. I have several roofs to do right now.
